Led the Land Development effort of the largest private homebuilder in Northern Nevada. Responsible for a portfolio of over 12,000 lots including Master Planned Communities in excess of 2,000 units.
- Profitably developed finished lots for Lennar on a fixed cost basis
- Led the sale of undeveloped properties to both DR Horton and Taylor Morrison
- Obtained all necessary entitlements and permits from various agencies in six jurisdictions
- Negotiated all land development contracts and agreements, including consultants, contractors, utility providers, and local and federal agencies
- Maintained finished lot pipeline for in-house homebuilding operation and builder clients

Responsible for the land development and land acquisition teams. Coordinated team members and worked with Division President in the preparation and submittal of Land Acquisition Books.
Newland Communities, Project Manager, D’Andrea Ranch, Sparks, Nevada
Positioned this troubled golf course community for its sale. Worked with Newland Communities in repairing problems created by the previous project manager removed by owner Beta-West, a subsidiary of CS First Boston
- Rebuilt project credibility with City staff
- Negotiated favorable revisions to Development Agreement with City and water system requirements from water purveyor to decrease costs and accelerate development
- Developed Marketing Package, worked with potential purchasers and successfully closed this property in November of 2003
Jenamar, Construction Manager, Sparks, Nevada
Kicked off the construction of a 480 unit active adult community.
- Completed the Sales Center, housing sales agents and all options available to homebuyers for their home.
- Coordinated the construction of eight models and the first phase of production

Responsible for the daily operations of the Reno Division. Oversaw land acquisition, land development, home building, sales and customer service.
