Landmetrics, LLC & Real Land Solutions, LLC   October 2008 to Present

Owner, Reno, Nevada

Established consulting companies to help investors and banks in land acquisition, and management of acquisition and foreclosed properties.

• Managed the feasibility analysis for a number of properties in Nevada and California including the successful acquisition of a portfolio of properties from GMAC Finance in Northern Nevada and DR Horton in Fairfield, California
• Currently analyzing  a 500 acre industrial property in Northern Nevada
• Responsible for managing assets for Wells Fargo Bank, Columbus Realty Partners, and Regent Properties. Assets range from finished lots to Master Planned Communities
• Project Management and due diligence for Artisan Communities, LLC.
• Working on the land development and due diligence for a number of properties in Northern Nevada

Regency Park, Vacaville, CA – 800 unit mixed use development, including land purchase, rezoning and subdivision of this ranch

In addition to the above, a number of smaller projects which total over 4,000 additional units.

 

Reynen & Bardis  April 2004 to October 2008

Land Development Manager, Reno, Nevada

Led the Land Development effort of the largest private homebuilder in Northern Nevada. Responsible for a portfolio of over 12,000 lots including Master Planned Communities in excess of 2,000 units.

• Profitably developed finished lots for Lennar on a fixed cost basis
• Led the sale of undeveloped properties to both DR Horton and Taylor Morrison
• Obtained all necessary entitlements and permits from various agencies in six jurisdictions
• Negotiated all land development contracts and agreements, including consultants, contractors, utility providers,  and local and federal agencies
• Maintained finished lot pipeline for in-house homebuilding operation and builder clients
• Prepared budgets for every project and project phase in the Region

 

Davis Consulting Group   August 1996 to April 2004

Set up advisory consultancy to assist large national and regional builders on their land and construction projects, filling critical roles to project completion. Assignments included:

Centex Homes, Land Development Manager, Reno, Nevada

Responsible for the land development and land acquisition teams.  Coordinated team members and worked with Division President in the preparation and submittal of Land Acquisition Books.

 

Newland Communities, Project Manager, D’Andrea Ranch, Sparks, Nevada

Positioned this troubled golf course community for its sale. Worked with Newland Communities in repairing problems created by the previous project manager removed by owner Beta-West, a subsidiary of CS First Boston

• Rebuilt project credibility with City staff
• Negotiated favorable revisions to Development Agreement with City and water system requirements from water purveyor to decrease costs and accelerate development
• Developed Marketing Package, worked with potential purchasers and successfully closed this property in November of 2003

 

Jenamar, Construction Manager, Sparks, Nevada

Kicked off the construction of a 480 unit active adult community.

• Completed the Sales Center, housing sales agents and all options available to homebuyers for their home.
• Coordinated the construction of eight models and the first phase of production

 

Bright Homes, Reno Division Manager,  Reno, Nevada

Responsible for the daily operations of the Reno Division. Oversaw land acquisition, land development, home building, sales and customer service.

 

Silver Star Development, Vice President-Division Manager,  Reno, Nevada

Ran the Reno Division of this San Diego-based builder. Produced semi-custom homes in two of the more exclusive master planned communities in Reno.

 

Lewis Homes  March 1987 to July 1996

Director of Operations, Sacramento, California

Progressed from Project Manager to Director of Operations for this privately held builder. Managed a portfolio of over 10,000 lots and constructed homes in twelve separate jurisdictions.

• Responsible for all homebuilding and land development activities, directing a team of over forty employees
• Coordinated land acquisition and feasibility analysis for all land purchases
• Personally presented all projects before city councils and county commissions
• Acquired all entitlements for development, from wetlands permits to building permits
• Managed complicated joint ventures and limited partnerships.
